What we need
We are often looking for three, four or five-bedroom properties with communal kitchen facilities. Occasionally we are looking for a larger property, such as a hostel or a care home. The majority of our services are based across northern England, the West Midlands, London and the South East.
The property needs to be within walking distance of local shops and facilities and have easy access to good public transport links.
Our standard specifications are as follows:
- EPC Certificate rating ‘C’ or better
- 30 minute fire doors (FD30) on bedrooms, lounges and kitchens
- Hold open device to kitchen FD30
- Smoke and heat detection hard wired and interlinked throughout
- Thumb turn to escape/exit routes, code lock with key override to bedroom doors
- Loft hatches locked off
- No utility meters in bedrooms
- Fire blanket in kitchen
- Cellars and basements are to be 30-minute fire rated
- No damp or mould issues
If your property doesn’t already meet these standards, we are sometimes able to advise in completing the works, with flexible lease terms to offset this investment. We often find that undertaking these works adds value to the property, and this will enhance saleability in the future.
We require a Company Let Agreement, usually for a minimum of two years, but are often happy to commit to a longer period from the outset.
